TRANSITIONS OPERATING ACCOUNTS TO

COMMUNITY ASSOCIATION BANC

(CAB)

Effective April 1, 2010, Legum & Norman will begin using Community Association Banc (CAB) to process condominium and homeowner association assessments. A division of Mutual Bank of Omaha, Community Association Banc specializes in providing services to Community Associations nationwide.

Three standard options will continue to be available to homeowners for paying assessments:

Option 1. Payment by check using a coupon

Option 2. Direct Debit

Option 3. On-line Banking/Bill Payer service

 

**PLEASE NOTE THAT OWNERS CURRENTLY USING DIRECT DEBIT

WILL NOT BE AFFECTED AND NO ACTION IS REQUIRED.**

Option 1. We will begin ordering payment coupons and envelopes by March 5, for your use when paying assessments by check or money order. The coupons also include account and payment information needed when using payment Option 2 and Option 3. Owners should begin using these coupons immediately, for payments due April 1.

Option 2. Owners wanting to sign up for Direct Debit may now use the Direct Debit Authorization coupon provided in the front of their coupon booklet.

Option 3. Owners who wish to use an on-line bill payer service to pay assessments will need to provide the payment service with their 16 digit account number located at the top of the coupon and full lockbox address printed below the barcode on the coupon:

All old coupons should be destroyed. New coupons contain a portion of the owner’s name in the account information across the bottom of each page and should be used for all future payments.

03-01-10 Sure hope that was our last snow, Adrian and crew did a great job with the snow removal, the biggest concerns were the piles of snow, some don’t realize that to bring in heavy equipment for the moving of the piles and loading trucks to haul it away is very expensive and the cost comes from your condo fees.

02-08-10 The Board Meeting for tomorrow eve. has been cancelled because of the weather, the new date is 03-02-10 at 7:00pm.

11-11-09 Our Annual Meeting was held last night, Steve gave his year end progress report, there were no other Call for Candidates forms turned, and no Nominations from the floor, Steve and Venetia were re-running for three year terms and were re-elected by acclamation.

10-22-09 The Board reviewed the pool contracts and decided to stay with Titan Pool Service, they

Had a couple of small problems this past season, but worked them out to StoneCroft’s approval.

10-04-09- Somebody over the weekend, Sat. night or early Sun. morning left the exercise room a mess, this is not a neighborly thing to do.

10-02-09- The Club House is a NO-SMOKING building, on many occasions’ Adrian has found cigarette butts in the waste baskets in the hall and in the bathrooms.

Please help us keep it smoke free……..

10-01-09- We have had requests for a news letter and we need volunteers to handle this matter.  If you want to help call Jim 703-818-3432

     We have had a lot of calls about pet owners and there dogs going to the bathroom in the front and back yards, some even let their dogs relieve themselves in and or around the breezeways and columns, some pick up after their dogs and others do not. Please be courteous to your neighbors and take your dog to the walking area.

09-24-09- Sometime between September the 19th and 22nd, there was a car and a motorcycle stolen from Fairstone Dr. right in our own neighborhood. 

      Please call 911 if you see or hear anything suspicious.

09-23-09- Arbor Tech to remove 5 trees in two different locations because of a maintenance issue. Our trees are 20 years older and many were planted to close to the buildings and while they were small they looked great, now that they are much taller they are clogging the rain gutters.

09-22-09- Please keep an eye on the recycle area, there has been a lot of large items left there for us to haul away and this in an extra cost to the Association.

08-25-09- The picnic was a success, thanks to all that helped.

02-23-08 - If you are the owner or owners of the (2) bicycles at the rear of the Club House, please let Jim know in the office, these are in need of repair and are going to be disposed of. 

02-23-08 - Please take all of your large items to be disposed of to the Fairfax County landfill, on West Ox Road, when you leave them at our recycle area it cost YOU money to pay for the removal of these items.

02-23-08 - Please keep an eye on your polybutylene water pipes by checking the hot water heater room every couple of days.  Look for signs of water, either in or on the walls or on the floor.  If you see signs of leakage, turn your water off and listen/watch for the water to slow down or stop.  If it does not stop, check with your upstairs neighbor as they should be following the same procedures.  Contact your plumber and a water extractor as soon as possible in order to prevent mold growth.


02-23-08 - Sorry for the delay in posting this, but we now have wireless internet in the Club House, (WiFi) bring your laptop when you work out and then cool down in the meeting room while surfing the net.

06/06/07 - StoneCroft purchased a motorized maintenance cart for Adrian, this will save him a lot of time and steps.

06/01/07 - King Contracting, has started re-roofing our roofs and American Exteriors has started the re-painting, by summers end we will look like a new property.

03/13/07 - Save your money by using our gym instead of joining a club. We have installed two new pieces of equipment in the exercise room. Our old Life Fitness stepper was donated to the Toms Brook Fire Dept. and Rescue Squad, they gave StoneCroft a $1,000. tax deductible donation.

Only electric and hard piped NATURAL GAS grills are legal  on our balconies, in Fairfax County

DOG WALK AREA-- Please think of your neighbors, when walking your dog, please walk to the pet area, near the car wash, the summer heat tends to make the back yards smell bad, so keep the odor on the power lines.

The new automated trash compactor is working out real well. Lets hope it stays that way.

09/27/06 - StoneCroft has gone high tech, we had the compactor wired for automatic operation, every time some one throws trash down the chute and the door is latched, it automatically comes on, and hopefully this will eliminate the trash build up on the weekends.  Please do not throw anything long into the chute and Please do not leave boxes, trash or large items in the recycle area, not only does it look bad, it will attract rodents and small animals.  American Exteriors donated the paint (thanks Daniel) and Adrian has painted the recycle area grey (looks good), we had a few homeowners ask why it was a pink color in the first place.  Good question! 

08/10/06 - Look like someone did enjoy the new picnic table, after all. Enjoy, after all it is yours.

07/25/06 - Adrian replaced the old worn out picnic table (not from use but from the weather) that is behind the club house, just beside the BBQ that was installed on 7/10 and has not been used since.

07/10/06 - The new BBQ grill behind the club house is in and ready for your hot dogs and or hamburgers.

05/28/06 - The pool opened and we hope everyone has a safe and happy summer.

05/25/06 - Mike Lynch has been very busy reworking the balcony hand rails and siding, homeowners have been great calling in and letting us know, if their railings need work or not.  Thanks

05/24/06 - Well, finally the new weight lifting equipment arrived and looks great, this gym is something to be proud of.  Point of interest. The old equipment was donated to the Toms Brook Fire Dept. and Rescue Squad, they gave StoneCroft a $1,000. tax deductible donation.  Because of an undetectable water leak, in the ladies rest room shower, it had caused the framing and backing to deteriorate.  Adrian, said he could do the rebuilding instead of hiring a contractor.  Not only did he do a great job, it saved us considerable money.  Thanks Adrian for you talents. 

03/24/06 - The Club House has been painted, the furniture has been reupholstered, the new coffee (cocktail) table is in place and now we are waiting for the big screen TV.   The new weight lifting equipment is still on it's way and should be here by the 1st. of May.

03/13/06 - As many of you know, Friday will be Monico's last day here at StoneCroft and he will be sorely missed. However, on a positive note, he is being replaced by a close, personal friend of his by the name of Adrian UrrutiaAdrian has good recommendations and will be a tremendous asset to StoneCroft for years to come. Let's welcome Adrian with open arms and hope that he decides to stay with us until he retires.

03/08/06 - A homeowner has asked why the pool was closed on Wednesdays, and would like it open seven days a week.  The reason has been, the extra expense and for the most part, it is not heavily occupied during the day, another option is, open at 2:30 -- 7:00, five (5) days and 11:00 -- 8:00  on weekends.  This will give you seven days, but shorter hours per day and at no more expense.  Let Jim know your feelings.

03/07/06 - Three more units have been approved, for re-piping.

03/01/06 - Just some new things:

  1. New Gym equipment ordered:

The Gym has new weight lifting equipment coming soon, should be here within 5-6 weeks.  These will be 6 stand alone cable lifting machines.  The old cable system in there now will be removed to make room for the new equipment.  The new equipment will be longer lasting and will look nice.  This will keep our gym on par with other condo gyms in our area. 

  1. Face Lift for the Club House:

The Great Room and hallway will be re-painted, the furniture will be re-upholstered, maybe even a large flat screen TV.  The kitchen has already been remodeled.  After this face lift, the Club House should look new again. 

  1. Re-piping of some units:

There have been over 50 units re-piped, so far and covered by the class action law suit, with more on the way.  Your time runs out in buildings #2, 3, 4, 5, 8, and 9 in 2007 and buildings #6, and 7 in 2008.  If you are unsure of your building number or have any questions about the re-piping, contact Jim (703) 818-3432. 

  1. Satellite TV may be coming:

Direct TV is going to do a site visit and survey at StoneCroft, to see if they can set master dishes on each building connect to our already installed TV cable wiring in the equipment rooms of each building, this will give each homeowner a choice between Cox Cable or Direct TV.  We will keep you advised if this works out so all, will have a choice.  This will be only if Direct TV can do this at no cost to each unit and will be Board approved.  I just heard this morning, that Verizon has a satellite TV department, I will check with them and see if StoneCroft will qualify and then maybe we will get the best of both worlds. REMINDER, ANY SATELLITE DISH ALREADY INSTALLED THAT IS ATTACHED TO THE BUILDING OR HAND RAIL, WILL BE REMOVED, AT THE HOMEOWNERS EXPENSE, WHILE THE BALCONY WORK IS BEING DONE. 

  1. Hot Water Heater:

Everyone should check their hot water heater room a couple times each month, look for water leaks, rust, gas odors and anything that does not appear normal.  

  1. Re-cycle area:  Just a reminder

No large items to be left on the ground.  If it will not fit into the compactor chute, you should take it to the re-cycle site on West Ox Rd. 

  1. Parking stickers vs. no stickers:

Give us your feed back on how to correct our parking problems.  If we apply stickers to the cars, then guests will need to park in visitor spots, or be towed.  Give us your ideas.

  

02/08/06 - We got the sad news today, Monico's last day with us will be March 17.  Thirteen years, wow, you have been appreciated.  We wish you the best of everything.

01/03/06 - Changed Monico's early retirement date, he is having a house built in FL and they don't have a closing date as of yet.

12/01/05 - Monico Paredes, has turned in his early retirement notice for sometime in March or April,  2006Monico came to StoneCroft in March 03, 1993 and that was "StoneCroft's Lucky Day" and has been a full time loyal employee since.  Monico and his family are moving to Florida and we wish him the best of luck. 

12/01/05 - To date there has been about 40 units that have had their plumbing re-piped, due to the polybutal problems. Removed Archer Crebbs and added April Ludtke as Legum & Norman's contact Manager.
